A lease is a basic agreement between your child and the owner of the community. The lease is legally binding and enforceable through the legal system. If they choose to move out before the end of the lease terms, the resident could still be responsible to pay the remainder of the lease agreement.
The security deposit is $1000 and will be refunded after final inspections are completed with no damages to apartment or furnishings. This deposit could be waived if a guarantor also signed for the resident. If he/she fails to make payments on the apartment, the guarantor will be responsible to provide those payments. A guarantor must meet the following criteria: be 27 years of age or older, have good credit standing with a 600+ credit score, and gross 3.5 times the rental amount monthly.
No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered.
Each lease agreement will include cable, high speed internet, all appliances including fully equipped washer and dryer, living room and dining room furniture which includes a couch, love seat, coffee table, end table, dining room table and four chairs. Electricity usage is an additional monthly cost that will be split between roommates evenly, based on their monthly consumption.
The Landings at Bivens Arm offers fully furnished bedroom units, and is included in the price of our 3 and 4 bedroom floorplans. Choosing the furnished option is a onetime Furniture Set up fee of $40. 2/2.5 floorplans offer an unfurnished option, and the furnished option is an additional $40 per month added to the monthly rent.

Move-in day can vary from year to year; however, this year move in day will be on August 11th, 2018. Currently, we are only offering 12-month lease agreements that will expire July 30, 2019. Ask your leasing specialist about short term lease fees and availability as they vary throughout the year.

Yes. However, the resident will be responsible for finding his/her own sublet. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork and fees.
It is not necessary to lease the apartment with other roommates. However, we are more than willing to accommodate those that already have roommates in mind. Roommate matching forms will be completed at the time of application and it is used to best place each resident with another person that has the same interests based on his/her answers provided.
Our policy is to only place residents with those of the same sex, unless the apartment is fully leased with individuals who have a written agreement of the living situation they prefer.
Yes, if a new resident does not attend school and meets all our approval criteria, he/she can also live at The Landings at Bivens Arm Apartments.
We suggest that the roommates have a discussion of boundaries immediately after moving in, even if they have known them for a long time. This will help with establishing guidelines for living together. We ask that roommates attempt to talk about any issues within the household prior to contacting the leasing office. If they are unable to resolve, the leasing team may be able to assist with the outcome on a case-by-case basis.
No. Parking is first come, first serve and we do not require parking decals on site.
